PROJECT MANAGER
Koru is seeking a Project Manager to lead exceptional, high-end residential builds. This is an opportunity to shape experiences, elevate craftsmanship, and inspire collaboration. As a Project Manager, you’ll be at the heart of that vision, guiding clients, design partners, and trade teams with precision, creativity, and care, while setting new standards for excellence in our industry.
How You'll Contribute:
As Project Manager, you’ll drive projects from planning through completion, including:
- Leading project planning, construction, and closeout
- Managing budgets, schedules, scopes, and contracts
- Partnering closely with field teams to align site execution with strategy
- Running productive, purposeful project meetings
- Communicating openly and frequently with clients, architects, and trades
- Tracking and coordinating submittals, RFIs, change orders, and documentation
- Navigating permitting and compliance processes
- Forecasting financials and tracking performance indicators
- Leading MS Project schedules and updates
- Mentoring team members and supporting their growth
- Proactively identifying risks and resolving them before they escalate
What We’re Looking For:
- 5+ years in high-end residential construction management
- Strong architectural and construction fluency
- Experience with complex, custom home builds
- Deep knowledge of scheduling, estimating, budgeting
- Fluent in Procore, Microsoft Project, Excel, and construction documentation
- Excellent communicator, highly organized, decisive
- Proven ability to lead, mentor, and inspire

CONSTRUCTION MANAGER
Koru is seeking a Construction Manager to lead exceptional, high-end residential builds. This is an opportunity to shape experiences, elevate craftsmanship, and inspire collaboration. How You'll Contribute:
As Construction Manager, you’ll drive projects from planning through completion, including:
- Build site logistics plans, schedules, and risk mitigation strategies
- Collaborate with design teams for constructability reviews
- Drive daily execution of site activities
- Lead and coordinate trade partners
- Monitor milestones and report progress to the project team
- Develop and update detailed schedules weekly
- Identify and resolve sequencing challenges proactively
- Build strong trade partner relationships and set clear expectations
- Track progress, costs, and support forecasting and invoice reviews
- Serve as the onsite representative for clients, consultants, and trade partners
- Lead walkthroughs, meetings, and foster trust
What We’re Looking For:
- 5+ years in high-end residential construction management

ACCOUNT MANAGER
Join Koru as an Account Manager and help drive the financial operations behind some of the most distinctive residential construction projects in the Roaring Fork Valley. In this role, you’ll manage daily accounting tasks, maintain accurate financial records, and support project teams with job cost tracking, forecasting, and invoicing. Your work will support daily business operations by providing teams with the financial clarity they need to succeed. You will collaborate with the team to ensure financial data is accurate, timely, and aligned with internal process standards. This is an ideal opportunity for someone who is detail-oriented and thrives in a fast-paced, collaborative environment. You’ll play a key role in driving project and business success by ensuring strong financial systems are in place.
How You’ll Contribute:
As an Account Manager, you’ll support our financial systems and reporting, including:
- Manage full-cycle accounting: Accounts Payable (AP), Accounts Receivable (AR)
- Process client billings, including time & materials draws and progress billings
- Process pay applications and vendor invoices, coordinating payments to ensure accuracy and timeliness.
- Manage subcontractor compliance (W-9s, COIs, lien waivers)
- Compile and submit use tax returns
- Support financial audits and insurance renewals
- Manage and track overhead expenses and payments
- Drive continuous improvement of accounting systems
- Support internal audits and provide actionable insights to leadership
- Maintain strong relationships with team members and trade partners
- Take on additional assignments that contribute to Koru’s operational success
- Provide support for office operations and team events
What We’re Looking For:
- 5+ years of accounting experience, preferably in construction
- Bachelor’s degree in Accounting, Finance, or related field
- Expert in job costing and financial reporting
- Proficient in Sage, Excel, and project management platforms
- Skilled at collaborating with cross-functional project teams
- Strong analytical, organizational, and problem-solving skills
- Detail-oriented with a proactive mindset—seeks clarity and improves systems
- Excellent communicator, able to simplify complex financial data
- Committed to transparency, accountability, and continuous improvement

PROPERTY SERVICES MANAGER
Koru is seeking a Property Services Manager to oversee the management and care of exceptional, high-end homes. This is an opportunity to shape experiences, elevate service standards, and inspire lasting trust. At Koru, we believe that caring for a home should be as seamless and rewarding as living in it. As a Property Services Manager, you’ll be at the heart of that vision—guiding clients, coordinating expert teams, and ensuring every detail reflects precision, creativity, and care, while setting new benchmarks for excellence in property management.
How You'll Contribute:
As Property Services Manager, you’ll drive projects from planning through completion, including:
- Conduct routine inspections per contract
- Lead all tracking on maintenance completed to generate reports for review by team and clients
- Manage staffing and work scheduling for all maintenance requirements
- Foresight on design detail challenges and ability to effectively solve problems early
- Lead and communicate project budget to clients, subcontractors, and property services team
- Remain positive and innovative when faced with partial design developments, challenges, opportunities, and changes
- Communicate proactively and clearly with all cohorts
- Manage and negotiate subcontracts and scope of work

BEN D INTERNSHIP

In the fall of 2025, Koru lost Ben Daugherty, a colleague, a friend, and a prime example of what it means to live out our core values each day. Ben began his journey with us as an intern. His curiosity, drive, and commitment quickly stood out, earning him a position as a Project Engineer. A dedicated learner and a hard worker with a true passion for building, he constantly strove to improve himself and contribute to the success of those around him.
Ben was the ultimate team player. He brought energy to every project, pitched in wherever he was needed, and lifted up the people he worked alongside. He cared deeply, not only about the quality of the work but also about the well-being of his teammates. His enthusiasm was contagious, and his presence inspired others to give their best.
To honor his legacy, we are proud to launch the Ben D. Memorial Internship Program. This 8-week paid internship will give college students and recent graduates the chance to gain hands-on experience while contributing to high-end residential building projects in the Roaring Fork Valley. Through mentorship, skill development, and real-world opportunities, this program invests in the next generation of builders and leaders in the custom building industry.
